Manager’s Corner

Dear Residents,

As we sizzle into summer, the long-overdue return to normalcy will finally begin. We can’t wait to get outside and enjoy some fun in the sun with all of our friendly residents here at the Fairways. With our transition into summer followed by the rising temperature, it is important to be mindful that Hurricane Season is upon us. This year seems to be trending in a similar fashion to last year’s season, so it is crucial to be prepared. We Floridians are very adept at making sure we are equipped with everything we need to weather the storm(s), but if you need some Hurricane Preparedness information, please stop by the office. This information includes interesting and helpful tips on how to get ready for a storm, what to do during, and what to do after.

Capital Updates

Now that we have moved into the first phase of reopening, we are able to start a few more capital projects we had planned for 2020.

Hometown America will soon complete the installation of automatic doors at the Westchester Clubhouse Fitness Center. Upon its completion, all 3 clubhouses will now have the same ease of access.

A new mar cite with updated depth markers has also been recently installed. We will also be refinishing the Masters pool (if this has not already been completed by this time) and plan to resurface and reseal the paver deck around the pool as well.

Activites Corner

As we emerge from quarantine, it’s time to get back to long-awaited community events we know and love.

Following are the events we currently have planned. These events may be cancelled or altered to accommodate current conditions of the COVID-19 Pandemic. It is our desire to reopen facilities as soon as possible, and prior to doing so, we want to ensure that we have taken all necessary steps to create a safe environment for residents and team members. We appreciate your continued patience and cooperation to keep fellow residents and Hometown team members safe.

We tentatively plan on bringing back our monthly Movie Night and Wine and Cheese events, along with a pool party at the Masters pool. We also look forward to bringing back the KC & The Sunshine Band Tribute in the near future as it was such a great show. As these dates and times are still being planned, be on the lookout for information and how you can join in on all the fun.

To our volunteers, thank you for all your support and willingness to give your time and help with the planning and execution of all our events. It truly does take a village, and I love my village.

Sales Update

As spring shifts into summer, sales are in full swing here at The Fairways! We certainly hope that you and your family have been healthy and made the most out of being sheltered in place.

Can you believe that summer is already here? Sales have been unseasonably busy, as even through quarantine your Fairways Sales Agents have been selling homes right in line with appraisals, keeping your home values up.

As a special note - our referral program has been extended! If a resident refers a customer to our sales team, and they purchase a new Hometown America home, the referring resident could earn up to $2,000. If the customer purchases a resale home, the resident could be awarded up to $500. This program allows you to pick your neighbors and earn additional money-- it’s a win-win! We are also offering a $100 reward for brokered homes.

When it comes to brand-new homes, we have an updated selection of options and floorplans. We’re sure you have seen new homes popping up throughout the community and we just ordered three more. This helps maintain the value of your home and our community. If you would like to tour these homes, be on the lookout for upcoming open house events.

Florida Reopening

As you know our governor held a Press Conference on Wednesday, April 29 regarding phase one of reopening the state. Schools, gyms/fitness centers, bars, personal services such as beauty salons will remain closed in this phase. Restaurants can open with strict rules regarding capacity.

As states continue the reopening process and businesses and other non-essential services come back online, we will be monitoring their guidelines and making adjustments to community operations accordingly. Specifically, in order to fully reopen facilities, offices and additional amenities, the following must be in place:

• Local and/or state closure mandates have been lifted
• Clear guidance issued from the CDC and other government entities about how organizations like ours can safely resume group activities and social interaction

Additionally, to maintain health and safety within our communities, we must obtain enough stock of personal protective equipment and cleaning and disinfecting supplies to support increased social interaction. We have placed numerous bulk orders of these supplies; however, fulfillment has been delayed due to high demand and there remains uncertainty around the ongoing supply chain.

It is our desire to reopen facilities as soon as possible, and prior to doing so, we want to ensure that we have taken all necessary steps to create a safe environment for residents and team members. We appreciate your continued patience and cooperation to keep fellow residents and Hometown team members safe.

At this time, we are excited to announce certain amenities will reopen Monday, May 4, 2020 with restrictions in place. We ask that you please follow our guidelines during this staged reopening as a courtesy to your neighbors and for your safety as well as your neighbor’s safety. If we find the restrictions are not being followed, we reserve the right to reclose the amenities in an effort to keep residents safe. We ask that you respect social distancing and stay 6’ apart from anyone not in your household at all times. Guests outside of Hometown America will not be permitted to use amenities that will reopen until further notice. Due to time and occupancy restraints, amenities will be for residents only. Water stations will not be operational; therefore, you are encouraged to bring your own water bottles.

Starting May 4, the following amenities will be open with restrictions:

• Outdoor amenities that may have contact such as basketball, soccer or similar will be open for single play or by household only. Residents are not permitted to play with others outside of their own home. Please limit play to 1 hour. Residents will need to bring their own balls.
• Outdoor sports amenities that have no contact such as pickleball, tennis, shuffleboard or similar will be open. Only the number of players each court can accommodate will be allowed in the area as long as they can remain 6’ apart from anyone outside of their household. Bystanders, spectators and players waiting for a court will not be permitted. Please limit play to 1 hour. Teams can only consist of those from the same household. Some courts may be closed in order to assure we adhere to 6’ social distancing. We encourage you to bring your own equipment. Hometown America will still have equipment available, and it will be cleaned at the end of each day. If you must use equipment provided by Hometown America, you will need to wash it thoroughly before and after each use. Please bring your own cleaning supplies. If you do not have cleaning supplies available, you can check them out at your local office and return them immediately after use.
• Outdoor non-sporting amenities such as dog parks, playgrounds and similar will reopen with the following restrictions; Up to, but no more than 10 residents in each area at a time while continuing to adhere to social distancing of 6’. If the size of the area will not accommodate 10 guests with 6’ distancing, fewer residents will be able to occupy the space. We highly recommend you bring cleaning supplies to wipe down any items you may touch during use. Hometown will be cleaning regularly, but not in between every use.

The following rules remain in effect in addition to any state or local restrictions/regulations:

• All indoor facilities remain closed, aside from laundry rooms.
• Both Hometown and resident sponsored events are suspended until further notice (regardless of size).
• Gatherings are not permitted at this time, including any outdoor gatherings.
• Community and sales offices are closed but will be available if residents need cleaning supplies before and after use of amenity equipment.

As of May 14, the Winchester Pool reopened with the following safety protocols in place:

• The Westchester Pool will be open 7 days a week from 9 a.m. until noon, and from 2 p.m. until 5 p.m. Capacity in the Westchester pool deck area will be limited to 12 residents. The Master’s pool is currently closed for renovations and the Greenbrier Pool will remain closed during this first phase of opening.
• There can only be 10 residents inside the pool itself at one time. Time in the pool itself is limited to 30 minutes. Please be mindful of those on deck waiting to get in the pool.
• Residents are asked to limit pool area time to two hours.
• Hot tubs are limited to use by persons of the same household only. Please limit your time to 20 minutes. Be mindful of those residents on deck waiting to use the hot tub.
• The pool area will be deep cleaned during the mid-day closure and again at the end of the day. You are encouraged to bring your own cleaning supplies to wipe down tables, chairs, handrails, and any other areas you may touch before and after touching them.
• Due to time and occupancy restraints, pools will be for residents only. Guests outside of Hometown America will not be permitted to use the pools until further notice.
• The restrooms will be unlocked for your use.
• Gates must remain closed by law. Please bring a tissue, rag, or gloves to open and shut it upon entry and exit.
• Chairs will be paired in twos, only persons from the same household occupying those chairs grouped together. The grouped chairs must remain 6’ apart.
• All pool group activities, such as aerobics or volleyball, are not permitted.
