Happy New Year everyone! Just think, you could be shoveling snow right now, but you get to live in the warm Florida sunshine. While our neighbors to the north are knee deep in snow, our residents get to enjoy the weather out on our beautiful beaches.

As we move into the new year, we’re excited to announce our first two events of the year, Sweethearts of Branson, a musical tribute to Dolly Parton, and the return of Casino Night! Keep reading this newsletter for more information about each of these events and some community updates.

On behalf of the entire Fairways staff, we’d like to thank you for welcoming another new year in with us.

Sincerely,
Priscilla

Smoek Test

Neon attention sign

Orange County Utilities has informed us that they will be conducting a smoke test of the wastewater sewer lines in our community. Smoke testing of the Fairways wastewater sewer lines began in January and is expected to run for the next 4 to 5 weeks on a Monday-Friday schedule. Hometown America will be sending out One Call notifications to keep everyone informed on the scheduling and all other important testing information.

This test is a standard method of detecting sewer line connection issues. By forcing a white visible water vapor, or “smoke”, through the sewer distribution system, the white smoke exits through the plumbing stack on each individual home. This test will determine any areas where smoke is escaping through the ground and will be flagged for future investigation. It will also help determine if there are any cracks or loose connections in the sewer lines within your home. If cracks or loose connections appear, you can schedule any repairs that are necessary. It is important to follow the instructions on the letter from Hometown America and the flyer from Orange County Utilities regarding what to do before and during the smoke testing. All residents should have received this letter in the mail. If you did not receive your notification, there are extra copies available at the office.

If you have additional questions or concerns regarding the upcoming Smoke Test, please call Orange County Utilities at (407) 254-7740 or email Environmental.Compliance@ocfl.net.

We appreciate your patience and understanding during this process. We will make every effort to minimize the disruptions and inconvenience to our residents.

Cauliflower Everything

Cauliflower on table

Just like fashion, food has trends too. Recently, kale has been pushed aside while cauliflower takes a turn in the spotlight. People are raving over this new superfood that they can substitute into their daily recipes. Unlike the previously superior green leaf, cauliflower provides multiple benefits in the kitchen. Make sure to add this vegetable to your next grocery list so you can replace ingredients like potatoes and meat.

Still not convinced this veggie is up to par? Try your hand at making one of these delicious dishes from Bon Appetit magazine. Or, mix it up by adding a touch of garlic, lemon, or cheese to give your meal some extra pizzazz. You can even make pastas, salads, and steak with this universal produce.

Test out one of these recipes at your next potluck and you’ll have everyone wondering if there are actually vegetables in your dish!

Looking for a new way to spruce up your home this year? From new flooring or lighting options to playing with textures, we’ve got great ideas to transform your manufactured home so it looks new and modern again! Whether you’re a renovation pro or a first-timer, these five tips will help you have a hassle-free makeover.

  • 1. Rule of Three. Installing a chair rail is one way to make a room look taller. Following the “rule of three” (taking your wall’s total height and dividing by three) allows you to easily measure the space and create the perfect fit.
  • 2. Cohesion and Flow. Cohesion is a design technique that will create flow throughout your living space. Adding textures, like wood or tile, in each room can tie the whole design together.
  • 3. Light. Natural or recessed light is a designer’s best friend. The addition of either lighting type to a home makes it feel larger and more welcoming.
  • 4. Minimal Décor. A collection of furniture and/or décor can create a cluttered and closed-off space. Professionals recommend keeping your room collections to groups of three.
  • 5. White is Right. Want to make your room appear larger? White is the perfect wall color for making your space feel bigger.

Not looking to fully remodel your home? Changing the décor of your space can create a look that is fresh and on-trend. If you don’t have an eye for design, House Beautiful has pulled 50 easy home décor transformations to inspire you. Dust off your hammer and nails, because it’s time to get decorating.
