During the rainy season, we may have issues with the weekly mowing. If the mowing crew is rained out the day they usually mow your street, don’t worry! They will be back to mow in the following days.

I want to thank those residents who have been emailing me with helpful suggestions about problem areas. Your input helps our staff stay on top of these situations. Please keep bringing it to our attention by emailing pherrick@hometownamerica.com or drop off a note to us.

I also want to thank the following residents for improving their homes and home sites. I have seen many residents painting and power washing their home sites. Thank you Margaret Stivers, Joan Butchino, Sarah Stanek, Baez Milagros, Ronald Benedetto, Javier Quesada, Coleen Warren, Veronica Griffin, Patricia Salerno, Harold Gallant, Helen Fry, Edmund & Mary Yakubowski, Kaye St John, and Robert Nelson

Activities Corner

Christine

We have had some fun this summer in between all the rain. In May, we had our Memorial Day Pool party. We had so much fun playing games in the pool and plenty of food….oh, all the food. Residents enjoyed live music provided by Jimmy Rivas. There was a moment of silence to remember our fallen heroes.

Our Employee Picnic was on June 22, and included Fairways and Palm Valley. We worked up an appetite playing Pickleball, then went and cooled off in the Masters while eating some Smoky Bones for lunch. Everyone walked away with full stomachs. After lunch we played some Minute To Win It games.

In August there will be a Paint Your Own Pottery Night. The exact date and time is still to be determined, along with our monthly movie night.

To sign up for any of the activities you can call the office (407) 273-2360 or email me at Cepifanio@hometownamerica.net

Home Values - Losing Out?

Home Values - Losing Out?

Home value

How can Hometown America achieve such better sales than others?

These value differences are staggering and remarkable. They clearly show that some homes at Fairways are not selling for what they are worth. Hometown America has a vested interest in getting the most for the sale of your home because high home values protect the long-term financial stability of everyone. The need to carefully evaluate home values, the market and sell with influence is a requirement in order to keep everyone’s best interests a reality. Outside resale companies do not share these same interests and are often only focused on making income commissions.

WHY list your home with Hometown America?

  • Selling professionals—The Fairways sales team strives to know and understand home values. We will not undervalue the sales price of your home. This is our commitment and promise to you!
  • A selling team that’s open 7 days a week, perform regular Open Houses and has a Sales Office perfectly located to capture customers.
  • Professional looking website combined with “Live Chat” and an Internet Sales team to ensure that ALL home inquiries are responded to quickly.
  • Hometown has the LOWEST listing fees—keep more money in your pocket!

If you are interested please stop by or call the Sales Office at 407-270-6700.

Fall Gardening Checklist

Garden tools

As summer winds down, it’s time to prep your garden for cooler weather. Learn how to keep your garden healthy and happy as we shift gears into a new season.

The first step is preparing your lawn for the changing weather. For those of you in cooler climates, give your grass a healthy dose of high-potassium fertilizer. This will help your lawn persevere through those chilly nights. Lawns in warmer climates should receive a preventive herbicide to minimize weeds that can fester during the fall.

The next step is giving your garden a fresh start for fall. Make sure to pull all old plants, and add them to your compost pile. Then, replenish your soil by combining this compost with organic fertilizer.

Most importantly, it’s time to plant fruits and veggies that thrive in cooler conditions. Try planting turnips, mustard greens, lettuces, collards, or kale. Not only will these veggies flourish in the fall, they can serve as star ingredients for a variety of meals. Other veggie options include carrots, beets, and broccoli!

Keep these tips in mind to make sure you don’t fall behind on gardening. Check out the websites below for additional gardening guidelines:

New Card System

New card

We are almost finished working on the card access system.

Residents will be informed when to come in to the office and pick up their two access cards. We will do this by lot number so we don’t have a mad rush and too many residents waiting in the office for cards.

Each home will be assigned a maximum of two access cards, one per person. These cards will be assigned to the individual only and will be removed from the system if lost or stolen. Replacement cards will cost $50 per card, so please keep them in a safe place.

Once all the cards have been distributed we will activate the card entry system.

The Pursuit of Happiness

Happy couple

Even though eating right and exercising merits health benefits, what are you doing to make yourself a happier person? Increased levels of happiness help lower stress, and raise your “happy hormone” levels, including dopamine and serotonin. Discover a happier you by following these tips.

Transform Your Thinking

Never underestimate the power of positive thinking. Stop focusing on what you don’t like about yourself, or what you want to change. Instead, focus on your strengths and positive traits. Creating this shift in thought will help you view yourself and the world through a positive lens.

Turn Up the Tunes

Cook breakfast while listening to an upbeat music playlist instead of the morning news (singing and dancing is highly encouraged). This is a great way to kick-start your day in a positive mood. Continue to move to the beat of the music throughout the rest of your day. Whether it’s acoustic songs to increase your focus at work or upbeat jams to fuel your workout, music is an effective tool to enhance your mood.

Take a Brain Break

At times it can seem life is like a never ending to-do list. It’s important to pause during your day-to-day routine to decrease stress and increase creativity. How? All you need to do is pencil in a 5-10 minute daydream break. Utilize this time to brainstorm a crazy idea, envision a dream vacation, or empty and relax your mind.

Treat Yourself to Some Shut-Eye

Not only does a good night’s sleep benefit your health, it can also boost your happiness. Sleep’s restorative powers can improve both your mental and emotional state – so make sure to catch enough z’s. Adults are recommended to get between 7-9 hours of sleep per night.

Achieving improved levels of happiness is easier than you think! Visit this website for additional information.
